so i have used teleport to travel in the mission called "Are you going to san fierro?" i have completed all woozie's San fierro missions and jizzy's mission but nothing is available for buy sorry for my bad english

Maybe because you've skipped the storyline? Take a save game from here and carry on with the game. Preferably would be to use the "The Da Nang Thang" save file: V1 or V2 - this depends on the game version you have.

There are specific missions that need to be completed to 'unlock' the ability to purchase property.
Since you skipped the mission you lost the ability to open the property.
Go back to the save before the mission and redo it.
Note: when you mod a game unexpected things can occur.
